You are actually a first time home buyer if:
You have never owned a home before
Have not owned, or been on the title of another home for the last 36 months
That means even if you have bought a home before, you can actually be a first time home buyer multiple times….confusing huh

You can actually boil it down pretty simply
Decide you want to buy a house
Find a broker you click with, like, and trust (I know a guy)
Get pre-qualified with a lender (I know multiple guys/gals)
Do a pre-shopping consult (figure out what you need, want, and solidify what we are looking for)
Go see some houses (This is the fun part!)
Find a house you love
Get a super in depth market analysis to know if the house is a good deal or not from me
Make and get an offer accepted
Start the inspection process
Negotiate repairs, price reductions, etc
Work with the lender to finalize the loan
Close on your new house
Move in!
As you can see there’s a lot of steps and a dozen smaller ones have been left out. It can feel overwhelming but I am here to make it a breeze

A lot of people think you still need 20% down. That probably made sense when houses cost a hand full of peanuts and whatever pocket change you had on you, but times have changed
Down Payment:
First time home buyers: 3-4% of final purchase price, down payment assistance programs also exist to help reduce initial costs!
VA Buyers: 0% federal VA loans allow VA buyers to put zero percent down!
Existing Home Owners/Investment Properties: 5-25% this is the broadest category and most situation dependent, this is where a great Realtor comes in handy!
Inspections:
Full Home Inspection: $350 - $750+ prices vary based on the size of the house and any additional selected inspections like sewer scope, most homes will be around $450 - $600
Termite and Pest Inspection: $100 - $200 mostly varies on the size of the home, most homes will be around $120
Misc Additional Inspections: $100-$500 while a full home and termite inspection is recommended for all properties sometimes we do additional inspections such as septic, well, under slab duct work, pool equipment etc
Appraisal: $350-$700 depending on lender
Lender Closing Costs: $1000-$1500 depends on the lender, sometimes can be reduced or rolled into the loan
